16770 Charmel Lane

A quiet street presence protects the neighboring view while the house opens across the hillside to a panorama spanning downtown and Malibu.

A measured arrival, then the ocean

Height was a central challenge. The north side is kept low to respect the neighbor’s view, while planted roofs, wood and a living green screen settle the house into the street. A short approach from Charmel Lane leads to a proposed six-car garage roughly two to three feet below street level.

The basement is designed around the hillside’s 60% definition, with its ocean-facing front opening to daylight and the view. Beyond the restrained arrival, glazed living spaces, terraces and water step down the slope toward the broad Pacific outlook. The aerial view reveals how the house turns toward the horizon while responding to its neighboring homes.

The house belongs to the earth at the street and becomes open, transparent and weightless toward the view.
